Buildwiser Terms & Conditions
Meanings

For the purposes of these terms and conditions, the following words shall have the following meanings:
a) “Us/we” shall mean Buildwiser.
b) “You” shall mean the customer (the person or organisation for whom we agree to carry out works and/or supply materials).
c) “Our representative” shall be the person we send to you to carry out work.
d) By asking us to attend a property, you are accepting our terms and conditions.

Jobs on an Hourly Rate

The total invoiced to you will be the sum of the chargeable time spent by our representative (minimum charge one hour) attending your premises to undertake the agreed work, which may be just a diagnosis or investigation of the problem, plus the cost of any parts supplied and any congestion/ULEZ/parking costs. The time invoiced includes reasonable time spent obtaining materials. Parts and materials supplied by us will be charged at trade price plus a 30% handling fee.

Collecting Materials

We carry everyday stock items to minimise collection time. If additional materials are required, we will keep collection time to a minimum. If collection is likely to exceed 45 minutes, you will be informed before our representative leaves the site. Only one person will collect parts at a time.

Fixed Price Work

Estimates will include labour and materials. Travel and parking costs form part of the total invoice. Prices are fixed, except for manifest errors. Estimates may need revision if the scope of work changes, material costs increase, or further works are required. If additional work is needed beyond the estimate, we will provide a free revised estimate. Completion is optional, and declining the additional work incurs no charges. Any forms required for large-scale work (e.g., insurance) are charged at the standard hourly rate.

Invoices / Payment

Payment of outstanding balances is required before our representative leaves your premises unless otherwise agreed. Late payment incurs an administration fee of £30. We reserve the right to request full payment in advance for fixed-price works. Completed jobs are non-refundable except in the case of liability claims. After one month, unpaid invoices may result in court action or debt collection at your expense. Refunds will be processed within 14 days of agreement.

Time Keeping

We will make every effort to attend each job at the agreed time. We cannot accept liability for delays or failure to attend. Please ensure the work area is clear for immediate access.

6a) If access is too time-consuming within the booked slot, we reserve the right to apply the minimum hourly charge and depart. A new appointment may be booked once access is available.

Designated Customer

The person who books a job will be deemed the customer unless the actual customer is clearly identified. Tenants must confirm their authority to instruct work; otherwise, they are liable for payment. Our representative will deal with whoever is available on-site if the designated customer is absent.

Additional Charges

8a) We require 50% of estimated work costs before commencement and may request full payment at our discretion.
8b) Cancellations must be notified by phone before the end of office hours on the working day prior, or a one-hour charge applies.
8c) Appliance work requires prior preparation; failure to prepare may incur a £100 fee.
8d) Major works cancelled/rescheduled within 24 hours of commencement may incur a £800 fee.
8e) We cannot guarantee work commencement if access is blocked by furniture or belongings. Time spent gaining access is chargeable.

Guarantee

We provide a 12-month non-transferable guarantee for our labour. Contact us in writing within 12 months to arrange inspection and remedial work.

9a) Claims after 12 months will not be accepted.

9b) Insurers may inspect completed works.

9c) Guarantees are void if payment is not received within 14 days.

9d) Boiler warranties require annual servicing.

9e) Parts supplied are not guaranteed, only our workmanship.

This does not affect your statutory rights.

Things We Cannot Cover

We follow strict health and safety standards; we cannot be responsible for interference by clients or others.
We do not obtain planning permissions or arrange building control inspections; this is the client’s responsibility.

We cannot guarantee work or supplied materials if:

They are misused, neglected, or modified by anyone other than us.

Stopcocks fail unless installed by us (12-month limit).

Materials supplied by you cannot be verified for suitability.

Work is done against our representative’s advice.

Drain unblocking or existing installations over 10 years old are involved.

Work involves building, redecoration, or making good.

Liability

We are only liable for rectifying our own work. We are not liable for delays due to causes beyond our control. Inadvertent errors in estimates/invoices will be corrected promptly.

11d) If you raise an issue:

We investigate at a chargeable visit (£200+expenses).

If our work caused the issue, we correct it at our expense and refund the investigation fee.

If unrelated, we provide an explanation and can discuss a repair cost.

We accept no liability for moving furniture or belongings; we are responsible only for the works and associated access materials.

Photography / Social Media

We may take on-site photographs for our records or to showcase work on our website or marketing, without identifying details.

Service Visits

We do not offer appliance service contracts. Reminder letters for recommended servicing are advisory only. Responsibility for arranging services or safety checks rests with you.

Service visits ensure appliances are working efficiently. Recommendations for further works may be made but cannot guarantee future part failure. Subsequent failures may be chargeable.

Recovery

We may recover costs from third parties whose negligence makes us liable.

Gas Work

Clients are responsible for compliance with Gas Safe regulations. Our representatives are individually Gas Safe registered.

Representation

We reserve the right to choose who represents us.

Title to Goods

Goods remain our property until fully paid. Risk passes on delivery. Insurance at replacement value is required. We may repossess or prevent disposal if unpaid.

Operation of New Installations

Clients should attend installation sign-offs. Walk-throughs or detailed reports outside this may incur charges.

Hierarchy & Governance

These terms may only be modified in writing. They are governed by English law.
